Our comprehensive architectural services cover all aspects of the architectural process starting with the assessment of the site. From there, we embark on conceptualization, meticulously crafting flow plans, refining design aesthetics, and progressing from initial sketch plans through to construction drawings. We also extend our support to guide our clients through the tendering process, offer diligent building supervision, and ensure a seamless final handover.
In this phase, we formulate the design concept and provide comprehensive illustrations to convey the planned spatial arrangements, layout relationships, material selections, and service considerations. We also present conceptual sketch plans for client approval. Subsequently, we refine these initial designs, enabling the contractor to establish a comprehensive project schedule and cost estimation.
Project Management
We offer guidance to the client on all technical and functional aspects of the project and, if necessary, assist in preparing municipal and/or other required submission documentation. Working alongside our in-house cost consultant, we create a square meter rate and a preliminary budget estimate, and then consolidate construction documents for pricing. We also facilitate the signing of the contract documentation.
During Construction Phase
Throughout this phase, we carry out various responsibilities delegated to the architect in collaboration with the principal agent on the contract. We conduct regular site visits to inspect construction progress and provide the builder and subcontractors with the necessary detailed information. Additionally, we appoint subcontractors, oversee site meetings, verify construction work, and request revisions as needed. We closely monitor costs, assess payment claims, certify payment certificates, and offer guidance in resolving any disputes that may arise.
